We invest so much emotional energy in our homes, and rightly so, that when it comes to selling it’s hard to understand why other people don’t love it as much as we do. But it’s important to begin the process of disassociating yourself from your old home before you even get the estate agent through the door. You want to project an image, a lifestyle that other people are going to be drawn to, and that might not be the one you were actually living.
So, staging your home to sell is something we all need to do in order to maximize its potential. It’s important to create the home that will appeal to the majority of people and make it inviting and welcoming to all. That means reducing anything personal and creating a space that’s universally liked. But how to go about doing this? It takes some time and a little objectivity, but take a look at my tips below to ideas and inspiration. They are there to help you find a buyer quickly and efficiently, reducing the stress and helping you move onto the next stage of your life.
KNOW YOUR MARKET:
This sounds a little business like but it’s really key to creating the right atmosphere. You need to understand what kind of people are going to be interested in your home. Is it suitable for a single person, maybe an older couple, or a family with young children? It’s possible that you’ll be appealing to several different markets which can make staging it a little more tricky, but it’s still worth identifying. Ask an estate agent if you’re not sure.
APPEAL TO YOUR AUDIENCE:
Once you’ve identified your audience, it’s time to decide how to create a lifestyle with your home that will appeal to them. Think about your target people and decide what it is they want from a home. What elements would be particularly appealing? Which parts of your home do you need to change or update? If it’s a family home, maximise the garden and make it look its best, create spacious, clutter free bedrooms and ensure your home as a welcoming family space to show how you can share time together. However, if you’re appealing more to a singles market, you might want to think about a space for entertaining and showcasing how to life a fun, stylish life.
REDUCE THE PERSONAL:
I think we’ve probably watched enough home tv shows to know we have to take out anything personal from our house when selling. This is the bit we find sad if we’re not quite mentally ready to move on, but you need to take down all your family photos, and kids’ artwork. Use wall art that reflects your target audience and put away all of your personal nick knacks, particularly in bedrooms and work areas. De-personalise the space as much as possible without losing the atmosphere of the house; it’s a fine balance.
MAKE IT LARGE:
I think we all want our homes to look bigger. When you’re staging it to sell, this is exactly what you need to do. It needs to feel roomy and spacious; you don’t want a prospective buyer to think they’re going to outgrow the house immediately. So, clear out your clutter (rent a storage facility if necessary) and make good storage in the house. Colour is important too. Paint over any dark or oppressive colours and make the home feel light and airy. Choose colours that appeal to your target audience, contemporary for a younger family, more classic for older couples. Don’t make anything too much of a statement to ensure it appeals to a broad selection of buyers.
Fingers crossed if you tackle all these areas before the agent visits to take photos, you’re making the most of the opportunity. Staging your home to sell it, should be at the top of your list and will be a rewarding and satisfying process.
